WE DO NOT REFUND RESERVATIONS FOR ANY REASON - All reservations must be paid in full. Please be sure of your dates prior to booking. We are a very small RV park with only 9 sites. Once the site is full, we have to turn away prospective reservations, therefore we do not refund reservations for ANY REASON.
2-Night Minimum Holidays are: New Years week/weekend, Martin Luther King Jr Day weekend, President's Day weekend, Independence Day week/weekend, Labor Day weekend, Columbus Day weekend, Veterans Day weekend, Thanksgiving week/weekend, Christmas week/weekend and Spring break weeks/weekends. During Holiday week/weekends, we have a minimum of a two-night stay in the RV park. Our cabin rentals always require a two-night minimum. These minimums help keep our prices low in a very competitive industry.
After a reservation has been made, you will receive a confirmation email.
MONTHLY RESERVATIONS: There is a 50% deposit plus a one-time $50 electric deposit required to make an extended-stay reservation. Extended-stay campers are responsible for paying the electric they use each month. Extended-stay campers will receive their monthly invoice two days before the 1st of the month with added electricity. Monthly invoices are due on the 1st of every month by 12:00 noon. A late fee of $15/day starts on the 5th day it is late.
We are not a long-term park. All RV sites are along the river and are BACK-IN sites. Reservation includes two adults (extra adults are additional), one RV and one vehicle. Additional cars are extra. Sites have 30-amp electric service through PNM, and internet through TDS, city water and city sewer. We do not have restrooms on-site.
All sites must be kept neat and tidy. Only outdoor furniture is allowed outside in the sites. All outdoor items must be stored/secured prior to leaving your site for an extended amount of time. Propane tanks 100 lbs and larger must be stored out of sight. Please do not leave pet food or trash outside, as it attracts bears.
All campers must be fully operational to camp with us.

Your friendly pets are welcome! Please pick-up after your own pet. Two pets allowed per site. Indoor cats only. No nuisance barking and no aggressive dog breeds. Please do not leave your pet outside unattended. All pets must be kept on-leash at all times. If you are asked to leave because of an aggressive or disruptive pet, there will not be a refund.
If the police are called to a site for anything other than a medical emergency, the camper must leave the RV Park immediately with no refund.
We're in bear country! Please do not leave trash outside unattended or in your vehicle. Please deposit all trash/food into the bear proof dumpster. The dumpster is located next to "Delma's Barbershop" at the front of the RV Park.
Per water restrictions, RV and car washing is not allowed. Watering potted plants is okay. During the winter months a heated water hose is required or the guest is responsible for disconnecting the water every night that falls below freezing. Any damage done to the park's infrastructure due to freezing will be the guest's responsibility for reimbursement of repairs.
It is the camper's responsibility to disconnect water if freezing temperatures are expected. If damages occur to park infrastructure, the camper will be held liable for any charges that may incur. The use of a heated water hose is highly recommended. Campers staying during winter and spring seasons must have an operating furnace.
